It's fantastic and way bigger than it needs to be for my house. Removed the window A/C units and installed a brand-new UNICO air conditioning system that supplies every room in the house. This was huge, and expensive, but it has been a major upgrade over the window units, while cutting down on my electricity bill. Can't beat that! Roof upgrade - I've had the roof upgraded and repaired, while also having my gutters repaired to ensure that they're flowing properly and getting rid of water instead of just building up debris and dumping it over the side. ***Projects I had to put on hold due to the baby we have on the way and the deployment I'm about to go on in June...*** Half bath downstairs - I've gone back and forth about this... but as it's only a 1000 sq. ft-ish and I'm now moving, I don't see this as a necessary upgrade in the short term. However, if you're planning on turning this into a rental or air B&B, I'd recommend it. I've had estimates all over the place, but I don't think I'd execute the move without doing a floor replacement first. Hardwood flooring replacement - I've thought long and hard about pulling up the original long-plank hard-pine that is currently installed in most of the house. This wood is gorgeous and SCREAMS retro/antique... but it's getting old and cracking, which plays havoc on my OCD personality for home maintenance. I've had it priced and have estimates ranging from 9000-14000 for a full replacement, which could be accomplished prior to anyone moving in following the sale. Electrical upgrade - Currently, the house runs on a 100-amp breaker. I'm not joking. It gets away with this because the heating, hot water, and stove/range are all gas-powered. Gas FTW! Electrical ranges are terrible anyways... but to each their own. Window replacements - Eventually, someday, windows will need to be replaced in this house. They're from the 90's and clearly old... but it's Old Town. Comes with the territory. I'll upload photos of where the UNICO air ducts are now installed. I've ripped out ALL of the plants from the two beds in the back as I was planning on converting the left side into a solid grass area, and keeping the right bed for flowers the wife would pick. I would prefer to cut out real estate agents from this sale, as there is NO reason to cut them 4-8% of a sale of this size... (25.6K -51.2K). I used Redmon, Peyton & Braswell LLP to conduct my home purchase directly with my lender and the seller. We agreed on a price, submitted it to the lawyers to draw up the paperwork, and they processed everything for us. Fees were really low (I want to say like $1-3K or so) and it took less than an hour.
